Our Policies and Practices

We work hard to provide the highest of quality spaces, services, and amenities, and we balance such with being a small business.  As a result, we have established policies and practices to ensure consistency between our properties, our team, and with every guest.  While these are extensive, we pride ourselves in being transparent with potential guests and guests, in order for all to be informed .

Check-In/Check-Out

Check-In

  • Check-In Time:  Check-ins are prescheduled between 3pm – 5pm, except at Abalonia, where check-ins are not prescheduled and you can arrive anytime between 3pm - 8pm.  
  • Check-In Process:  At Abalonia, please visit our office between 3p - 8pm and we will get you all checked in.  For our other properties, we will text the registered guest the morning of your day of arrival to verify your check-in time.  If it is your first time staying at a particular inn, we will provide you with a brief tour of the property and amenities.  
  • Early Check-In:  We are generally not able to accommodate early check-ins due to the time needed to clean and turn-over rooms, as well as time attending to other guests and daily operational needs.  If we are able to offer you an early check-in, we will text you once your room and our team is ready to greet you.  
  • Self Check-ins:  We are also happy to arrange for a self check-in process if you'd like to arrive at a time of your convenience after 3pm or to accommodate a late arrival after 5pm (8pm for Abalonia), however we do not recommend this if it is your first stay at a particular inn.
  • Parking Early:  Any time after noon time,  you are welcome to park in your marked parking spot (by room #) or any available unmarked parking spot.  Please do not attempt to park before noon, as spots need to remain available to guests staying the night before.  Note, early parking is not guaranteed.

Check-Out

  • Check-Out Time:  Check-out time is prior to 11am. 
  • Late Check-Out:  Due to the small size of each inn, we are not able to accommodate late check-outs without advance notice and approval.  Please respect if an Innkeeper is not able to approve a late check-out.  Note, a $100 fee is applied for check-outs between noon-1pm and we are never able to allow late check-outs after 1pm.
  • Parking Late:  You may leave your car in our lot until Noon.  If you wish to stay parked later, please obtain advance approval and respect if our Innkeeper is unable to grant your request due to other guest needs.  Note, late parking is not guaranteed.

General Information

Ages

  • Anyone 18+ may make a reservation.
  • We pride ourselves in offering adults only environments for our guests at several of our properties.  
  • The Inn at Perkins Cove, the Nellie Littlefield Inn & Spa, and Moon Over Maine are not appropriate for children under the age of 16 years old, including infants.  
  • Children, ages 2+, are allowed at Abalonia, High Rock Guest Condos and the Inn On Shore Road, and must be accompanied by an adult at all times.  
  • To ensure we comply with fire codes, most rooms only accommodate 2 people, including children (i.e. an adult and a child can share the room, but not two adults and a child).  For rooms that accommodate 3-4 people, children must be included in the number of total people.  

Breakfast

  • At Abalonia, we currently do not offer breakfast, however starting in July 2025, we will be offering a complimentary breakfast bar with a variety of daily choices.  
  • At the Inn at Perkins Cove, complimentary breakfast table service is provided through our onsite restaurant, Perkins Cove Kitchen. Coffee, tea, & fresh juices are included and each guest receives a $20.00 credit per person for food offered on the daily menu & alcoholic drinks are available for purchase. Breakfast is provided from 8:00am to 9:30am in the Inn dining room & select outdoor seating for inn guests.  Please note, on days when Perkins Cove Kitchen is closed, menu offerings will be limited to a savory, sweet, and light choice of plate.  
  • At the Inn on Shore Road, Moon Over Maine, and the Nellie Littlefield Inn, we provide our famous complimentary breakfast baskets!  These baskets include real plates, silverware, and cloth napkins, as well as food is placed in bowls and canning jars, etc.  We rotate different items on our menu daily.  Each day, items include:  an egg option such as scrambled eggs, quiche, or a breakfast sandwich; a pastry such as grilled muffins, apple turnovers, or berry strudels; fresh fruit such as melon and blueberries, fresh grapes, or berries and feta; a dairy, yogurt, or oatmeal option such as yogurt parfait, smoothie, or oatmeal with nuts and raisins; and a small snack such as trail mix, chocolate covered raisins, or dried fruit.  We also offer complimentary coffee, tea, and fresh juices.  During check-in, we set a time for pick-up of your baskets between 8:00am to 9:30am.  Our baskets may be brought to your room, to our indoor or outdoor dining areas, or to the beach!  
  • We are able to accommodate most dietary accommodations and  restrictions, as well as many special diets with advanced notice.  Without advanced notice, we may not be able to accommodate your needs, but we are more than willing to exclude items.  

Complimentary Amenities

  • Complimentary amenities are included in your stay, free of charge. 
  • We strive to provide all complimentary amenities and are very successful with our practices, however from time-to-time due to unforeseen circumstances beyond our control, some complimentary amenities may not be available  (i.e. a mini-fridge could malfunction,  cable may go down, or a beach cart may break and need replacement, etc).

Data & Privacy

  • Overall:  At OGT Inns, we are dedicated to protecting your privacy and safeguarding your personally identifiable information.
  • Information Collection:  Our main purpose in collecting your personal information is to provide you with a streamlined experience in making reservations with OGT Inns. We only collect information about you that we consider necessary for completing your reservation. Personally identifiable information is only obtained when making a reservation. All identifiable information provided will not be disclosed to anyone, unless we are specifically requested to do so. OGT Inns does not give or sell any information we collect on our site.
  • Cookies:  We sometimes use data collection devices such as "cookies" on certain pages of the site to measure effectiveness and safety. A "cookie" is a small file that gets placed on your hard drive that helps us provide our services. You are free to decline cookies if you choose to.
  • Safeguards:  OGT Inns takes security seriously. When guests make a reservation, we use every precaution to safe guard it online and offline. Your payment and personal information is always safe. Our Secure Sockets Layer (SSL) software is the industry standard and encrypts all personal information, including credit card number, name, and address, so that the information cannot be read over the Internet.
  • Modifications:  OGT Inns may amend this Data & Privacy statement from time to time in order to meet changes in the regulatory environment, business needs, or to satisfy the needs of our guests, properties, strategic marketing partners, and service providers.

Holidays

  • We are open for all major holidays.
  • To give our staff time with their families, our team is  off on Thanksgiving Eve, Thanksgiving, Christmas Eve, and Christmas.  
  • Thanksgiving:  While open, we offer limited services on Thanksgiving Eve and Thanksgiving.  We do have an on-call attendant for questions or emergencies.  We also offer self check-ins on Thanksgiving Eve and Thanksgiving.  Further, we provide a cold breakfast picnic basket for Thanksgiving morning.  
  • Christmas:  While open, we offer limited services on Christmas Eve and Christmas.  We do have an on-call attendant for questions or emergencies.  We also offer self check-ins on Christmas Eve and Christmas.  Further, we provide a cold breakfast picnic basket for Christmas morning.  

Number of Guests in Each Room

  • There is a maximum of 2 people per room included in our rates .  Exception include for 3 people for Condo #1 and 5 people for Condo #5 at High Rock Condos, and 3 people for Room #7 at Inn on Shore Road.  
  • Most rooms can only accommodate two people.
  • With advanced permission, some rooms can accommodate more people for an additional $75 charge (per person, per night).  Without advance notice, there is a $150 per night for each additional guest or we also reserve the right to cancel your reservation and charge you for the full stay. 
  • Rooms/Condos that accommodate up to 3 people:  #1 (king & couch), #8 (queen & sleeper sofa), #11 (queen & day bed), #12 (queen & sleeper sofa), and #14 (queen & sleeper sofa) at Inn On Shore Road; #5 (king & sleeper sofa) and #7 (king & sleeper sofa) at Inn At Perkins Cove; #1 (king & sleeper sofa) at Moon Over Maine; and #3 (king & cot), #7 (king & cot), and #8 (king & cot) at the Nellie Littlefield Inn & Spa.
  • Rooms/Condos that accommodate up to 4 people:  #1 (king & sleeper sofa) at High Rock and #7 (2 queen beds) at the Inn On Shore Road.
  • Rooms/Condos that accommodates up to 7 people:  #5 (2 kings, queen, and sofa) at High Rock Condos.  

Minimum Nights Stay

  • On particular days and during different times of the year, you may encounter a minimum nights stay such as 2 or 3 nights.  
  • We require minimum nights stays during our busy times to assist our team in serving our guests best.  
  • Occasionally, an opening may arise for less days than required between other reservations.

Non-Smoking

  • All of our properties are non-smoking, including outdoors.  There is a $1000 per occasion charge for smoking in our inns (including  guest room balconies and decks) or $500 per occasion for smoking on our grounds.

Parking

  • Complimentary parking is limited to one standard size vehicle per room.  Exceptions:  Condo #5 at High Rock Condos has two parking spaces available and room #7 at Inn On Shore Road has two tandem parking spaces available.
  • Parking Early:  Please do not attempt to park before noon, as spots need to remain available to guests staying the night before.  Any time in the afternoon,  you are welcome to park in your marked parking spot (by room #) or any available unmarked parking spot.  Note, early parking is not guaranteed.
  • Parking Late:  You may leave your vehicle in our lot until Noon.  If you wish to stay parked later, please obtain advance approval and respect if our Innkeeper is unable to grant your request due to other guest needs.  Note, late parking is not guaranteed.
  • While some of properties do not have extra parking spaces, with advanced approval, we may be able to provide parking for additional vehicles at one of inns for $50 per night.  We can also advise of other private and local parking lots that allow for overnight parking at differing rates.

Pictures on Website and Online Reservation System

  • We work to update our pictures on a regular basis to ensure our content reflects updates and changes made to our inns.  
  • We regular update our decor, furnishings, and lines, etc. to provide our guests with the best experience.
  • From time to time, some pictures may show different decor, furnishings, and linens, etc. due to updates and changes from what actually exists in any given room/condo or inn.  

Security Monitoring

  • For safety, we use video cameras in our common areas and on our exterior grounds.

Payments

Forms of Payment

  • Reservations are made with a credit card.  We accept all major credit cards.
  • At check-in, guests may elect to pay balances via cash, credit card, or Venmo

Deposit

  • For reservations at least 14+ day out, a 50% deposit of your total stay or one night for one night reservations (excluding applicable taxes), is taken at time of reservation.  
  • For reservations within 13 or less days out, total payment, including taxes is taken at time of reservation.


Tax

  • A 9% State of Maine lodging tax is added to our room rates.
  • A 5.5% State of Maine sales tax is added to any products or retail bought at OGT Inns. 
  • A 8% State of Maine prepared food and loqour tax is added to any purchases made through Perkins Cove Kitchen, including room service offered at the Inn At Perkins Cove.



Payment Due

  • The balance of your entire stay is payable upon arrival and there are no refunds for early departures. 
  • We also reserve the right to charge guests for any incidental charges incurred during a stay such as when a guest purchases an upgrade or gift shop item.
  • The guest who reserves a room is  also responsible for any damages caused by them or their invitees.

Pets & Service Animals

Pets

  • We adore pets!  Unfortunately, we also need to be mindful of all our guests, including those that may be allergic.  While we have a strict policy, it is truly about following basic decency and respect.  Honestly, if there are no issues or concerns with you pet(s), there should be no issues or concerns with our policy.   
  • Some pets, such as cats and dogs, including emotional support cats and dogs, are allowed in some of our assigned pet friendly rooms.
  • Pets are only allowed in all condos at High Rock; Rooms #1 and #8, #9, #10, #11, #12, and #14 at Inn on Shore Road; Rooms #1, #2, #6, and #8 at Moon Over Maine; and Rooms #9 and #10 at Inn at Perkins Cove.  
  • All pet friendly rooms have separate entrances, as pets are not allowed in common areas of an inn.  
  • A maximum of two pets are allowed in each guest room/condo.
  • When reserving, please ensure you tell us about your pet(s) and include their names in the reservation information.  
  • There will be a $50 per pet cleaning fee, per night, added to your bill.  
  • Pets should be well trained and behaved, as well as well mannered around other pets and people.  
  • Pets should never be heard and should not be left in a room without a guest present (except for short periods of time such as 15 minutes or so during breakfast time).  
  • While outdoors, pets must be on a leash at all times.  
  • Guests are expected to walk their pets off premises to "do their business" and to immediately bag and remove any pet waste. Bagged pet waste should be placed in an outdoor trash bin.  
  • Guests bringing a pet are responsible for all of their pet actions, including if they cause harm, destruction, or damage.  We strongly encourage you to have pet insurance coverage.  
  • We reserve the right to ask or have your pet removed from any of our properties and at anytime if our policies are not being followed.  
  • Your pet(s) will be welcomed with open arms at OGT Inns if the above is respected and followed!  
  • Ogunquit is also a very pet friendly Town.  For dogs, we encourage you to try out the Ogunquit Dog Park (https://ogunquitdogpark.com/) and visit the Town of Ogunquit ordinance requirements, especially to learn more about times of the year when dogs are allowed and not allowed on the beach and marginal way (https://ogunquit.gov/FAQ.aspx?TID=17).

Service Animals

  • In accordance with the Americans with Disabilities Act (ADA) we accept service animals.
  • A service dog must be under the handler’s control at all times and must not be left alone.
  • Note, emotional support animals are not service animals and are not covered by ADA.  For emotional support animals, please read our pet policy.  

Reservation Adjustments & Cancellations

Overall

  • We adhere to a strict reservation adjustment and cancellation policy in order to keep our rates affordable, while still allowing us to provide the highest quality services for our guests.  
  • When you reserve with us, we hold the room and this impacts our ability to book the room with another guest.  Different than large hotels who overbook their rooms, we are not in a position to do so and thus changes in reservations impact our success. 
  • Being a small business, we are not able to accommodate last minute cancellations.  


Trip Insurance

  • We strongly encourage purchasing trip insurance to cover any situation that may involve illnesses such as COVID or any other circumstance.
  • Check in with your current home or renter insurance provider, as they often offer affordable trip insurance rates.
  • Beginning in 2024, at time of booking, we offer trip insurance through a third-party.  Please note that we are not able to provide you with refunds directly, as all requests must be processed through the third-party.  


Adjustments & Reschedules

  • If you wish to reschedule your stay, please do so at least 30 days prior to your original reservation arrival date in order to avoid any fees.   
  • Adjustments to reservations 30+ days out of your scheduled arrival date are allowed at no additional charge, as long as you continue to meet any minimum number of stay requirements.
  • Adjustments to or rescheduling reservations less than 30 days out of your scheduled arrival date will be treated as a cancellation.  

Cancellations

  • 30+ Days:  If you do find yourself in a situation where you need to cancel, you may do so 30 or more days from your arrival date for a $50 administrative reservation system fee and we will refund the balance of your deposit, or for no fee, you may apply your full deposit to a gift certificate for later use, with no expiration date.
  •  Cancellations & reschedules between 14-29 days from your arrival date will be charged an administrative reservation system fee equal to your deposit.  Stay reductions (i.e. reducing the number of reserved nights) between 14-29 days from your arrival date will be charged for those days cancelled.
  • Adjustments and cancellations between 0-13 days from your arrival date (including reschedules) will be charged an administrative reservation system fee of your full deposit and balance of your scheduled stay. Your credit card will be charged the full balance of your scheduled stay at time of adjustment, cancellation, or reschedule.  

Inclement Weather or Public Emergencies

  • Only during declared "State of Emergencies" for our area will we allow guests to cancel or reschedule. If a guest cancels in this situation, their deposit will be applied to a gift certificate for later use, with no expiration date.
  • Note, during inclement weather, services may be limited.

Disclaimer

  •  We reserve the right to cancel reservations at anytime for (potential) guests for any reason, including those who do not follow our policies and those who do not treat the property, us/our team, or other guests with respect and kindness.
